Documentation Requirements
Different lenders have different documents they require to fund your deal. The following is a listing of SOME of the documents which MAY be required by a lender based on the property type, purchase condition, whether it is income property, commercial or industrial. Like we said different lenders require different documentation and Lion's Wing Capital is here to help you navigate those differences utilizing our experience and relationship we have with the various lenders we use to get your deal funded.
* A fully executed Contract of Sale/Purchase Agreement
* Signed Borrower’s Authorization Form
* Bids of rehab work to be done by a professional contractor/handyman/painter, et al
* Credit Card Authorization Form
* Loan Application
* 3 Months Complete Bank Statements
* Photocopy of Valid ID
* LLC/Corp/Trust Docs (if applicable)
* Declaration of Non-Owner Occupancy
* Rent Rolls
* Lease Agreements
* Insurance Declaration Page
* Escrow Contact Information
* Executive Summary
* Mortgage Statement if a refinance situation
